This study analyses land tenure issues in the rural municipalities of Manéah and Wonkifong (Coyah Prefecture, Guinea) using a geospatial and institutional approach. By combining multi-temporal satellite images (Sentinel-2, PlanetScope) with official and informal development plans, the research identifies significant spatial anomalies overlaps between housing developments, discontinuities in road networks, and occupation of sensitive agricultural or ecological areas. These irregularities result from the informal delegation of public planning functions to unqualified actors, revealing poorly regulated legal and technical pluralism. The maps produced show the spatial materialisation of this pluralism and highlight the limitations of local land governance. The study recommends the establishment of a national certification framework for development operators and the integration of remote sensing into land policy monitoring to strengthen territorial coherence and sustainability.
